
We are writing to inform you of our intent to file a zoning map amendment application for 3821 Nakoma Rd., Madison. We are requesting a rezoning from PD (Planned Development) to LMX (Limited Mixed-Use) to better reflect the building’s existing uses.
LMX zoning allows for a mix of residential and small-scale commercial uses while maintaining restrictions on intensity to ensure compatibility with the surrounding neighborhood. This designation aligns more appropriately with the property’s current use.
It is important to note that we do not plan to make any changes to the building or the lot. The existing Planned Development document was established in 1979, and this request is intended to bring the property into alignment with current zoning regulations.
